The Scottsdale Neighborhood Guide for Families Who Put Schools First

- 9 min read
If schools are driving your home search, here is the short answer: Scottsdale is one of the best places in the country to raise a family if education matters to you. The challenge is not finding good schools. It is knowing which neighborhood puts you closest to the right ones for your family.
The Scottsdale Unified School District ranked #1 in Arizona among all districts and charters serving over 10,000 students in both ELA and Math on the 2025 state assessments. There are multiple nationally ranked charter options, a deep roster of private and faith-based schools, and Arizona runs one of the most expansive school choice programs in the country. This guide breaks it all down, neighborhood by neighborhood.
BEFORE WE TALK NEIGHBORHOODS
How Arizona School Enrollment Works
This trips up almost every family relocating from out of state.
In Arizona, school assignment is based on your home's address within a district's attendance boundary. That boundary determines your default school. But Arizona also allows open enrollment, meaning you can apply to attend a different school within the same district if space is available. Charter schools operate independently and require a separate application, usually through a lottery. Private schools require direct enrollment and tuition, though Arizona's ESA program can offset a significant portion of that cost.
Your home address determines your default assignment, not your ceiling.

NEIGHBORHOOD BREAKDOWN

Cactus Corridor is one of the most in-demand family pockets in the metro, and public school access is a primary reason. The 85260 zip falls entirely within Scottsdale Unified School District and feeds into some of SUSD's strongest campuses.
ELEMENTARY
Redfield Elementary — 9181 E Redfield Rd, 85260. Strong performer in the northern SUSD zone.
K–8
Cheyenne Traditional School — 13636 N 100th St, 85260. Ranks in the top 10 elementary schools in Arizona statewide. Traditional academic model; popular with families who want structure from K through 8th grade.

PRIVATE & FAITH-BASED OPTIONS NEARBY
Scottsdale Christian Academy (SCA) — PK-12, Tatum Blvd. Strong community culture tied to Scottsdale Bible Church. Faith-integrated academics with competitive athletics. A tight-knit environment where character development is woven into everyday school life.
Real Estate Note
Cactus Corridor runs roughly north of Shea Blvd between Scottsdale Road and Tatum. Inventory here moves fast. Families who wait for the perfect house often lose it to buyers who decided faster. Come prepared.

Kierland (85254) is one of the more nuanced school situations in the metro because two districts overlap here. Parts of 85254 fall within Scottsdale Unified School District, and parts fall within Paradise Valley Unified School District. Your specific address determines which district you are in. Verify your boundary at susd.org or pvschools.net before making an offer if school district matters to you.

McCormick Ranch (85258) straddles the boundary between Chaparral and Saguaro attendance zones. Both are strong SUSD high schools, but which one your home feeds into depends on your exact address. A school locator check at susd.org before you make an offer is worth the two minutes it takes.

Montessori Academy of Scottsdale — 6050 N Invergordon Rd, 85253. Located inside PV; small community-oriented option within the municipality.
Real Estate Note
Paradise Valley has no apartments, no retail, and large minimum lot sizes. Entry-level pricing starts well above most Scottsdale neighborhoods. The tradeoff is privacy, quiet, and direct access to both strong public schools and some of the best private options in Arizona. Families coming from larger suburban lots often say this feels like the right fit immediately.

North Scottsdale has a district split that buyers regularly miss. East of Pima Road falls within Scottsdale Unified School District. West of Pima Road falls within Paradise Valley Unified School District. Both districts perform well, but the school tracks are different. Your address relative to Pima Road determines which set of schools applies to your family.
EAST OF PIMA ROAD — SUSD

Anasazi Elementary — 12121 N 124th St, 85259. Serves the Via Linda / 85259 corridor.

CHARTER: BASIS SCOTTSDALE
BASIS Scottsdale — #1 ranked public school in Scottsdale by state proficiency rankings. Average SAT score of 1400 for 2023 graduating class. 100% of graduates accepted to four-year colleges. Operates on a rigorous college-prep curriculum starting in middle school. Requires a separate application from your district assignment. Families in North Scottsdale frequently use BASIS as their primary track.
Real Estate Note
This is where the Scottsdale market is most compressed at the top end. DC Ranch and Silverleaf carry some of the highest price points in the metro. Inventory moves differently here because the buyer pool is narrower and decisions can take longer. Expect to compete for anything well-priced in a strong school zone.
SCHOOL TYPE QUICK REFERENCE

FREQUENTLY ASKED QUESTIONS
What school district is Scottsdale in?
Most of Scottsdale falls within the Scottsdale Unified School District (SUSD). The Paradise Valley municipality (85253) also primarily feeds into SUSD. PVUSD covers northeast Phoenix and portions of north Scottsdale further north and west. Some far northern areas near Cave Creek fall in smaller districts. Your specific address determines your assignment, and boundaries are worth verifying before you make an offer.
Is SUSD a good school district?
Yes. SUSD ranked #1 among all Arizona districts and charters serving more than 10,000 students in both English Language Arts and Mathematics on the 2025 state assessments. 22 of its 30 schools earned an "A" rating that year. It is one of the strongest large public school districts in the country, not just Arizona.
What is the Arizona ESA and how much does it provide?
Arizona's Empowerment Scholarship Account (ESA) is a universal school choice program. Every K-12 student in Arizona qualifies regardless of income or location. For the 2025-2026 school year, standard accounts average $7,000 to $8,000 per student per year. Funds can be used for private tuition, tutoring, homeschool materials, and more. Unused funds roll over year to year, which no other state program allows. Apply at azed.gov/esa.
What is the best neighborhood in Scottsdale for families with school-age kids?
It depends on what type of school matters most to your family. For the strongest public school zoning within SUSD, the Cactus Corridor (85254) is the most consistent performer. For access to top private options including Phoenix Country Day School, the McCormick Ranch and Paradise Valley zone is hard to beat. For the rigorous charter track, families near North Scottsdale who apply to BASIS Scottsdale get one of the top academic programs in the country.
Are there Christian schools in Scottsdale?
Yes. Scottsdale Christian Academy (PK-12, Tatum Blvd) is the most well-known and is tied to Scottsdale Bible Church with a strong community culture. Paradise Valley Christian Preparatory serves PK-12 near the PV and north Phoenix border and consistently rates among the top Christian schools in Arizona. Both schools participate in Arizona's ESA program, meaning the state scholarship can offset a portion of tuition.
Does my home address matter if I want a specific school?
For public district schools, yes. Your address determines your attendance zone. For charter and private schools, address matters less than applying early. BASIS Scottsdale in particular has competitive enrollment, and families frequently apply before they are officially living in Arizona.
A NOTE FROM SHAY
I have been helping families relocate to Scottsdale and the greater Phoenix market for years. The school question comes up in almost every conversation, and the families who are most prepared are the ones who understand that the school system here is genuinely different from what they left.
You are not choosing between good and bad here. You are choosing between different types of excellent, and matching that to where you actually want to live. That is a more nuanced conversation than a Google search gives you.
If you are planning a move to the Scottsdale area and want a guided tour of neighborhoods matched to your school priorities and lifestyle, I am happy to walk you through it in person. I keep Tuesday afternoons available for out-of-state buyer tours and can build the route around the schools and neighborhoods most relevant to your family.
