Part of North Scottsdale
The walkable corner of
North Scottsdale.
Kierland is a roughly 430-acre master-planned community at the north end of the Scottsdale Road resort corridor, sitting right on the Scottsdale and Phoenix border. It wraps around the Westin Kierland Resort and the Kierland Golf Club, with Kierland Commons and Scottsdale Quarter directly across the street.

It plays a different role than the rest of North Scottsdale. Where the master plans further north sell space and gates, Kierland sells walkability and convenience. The housing skews toward condominiums, townhomes, and high-rise residences alongside single-family homes and estates, which makes it the corridor’s natural home for lock-and-leave owners, second-home buyers, and anyone who would rather walk to dinner than drive to it.
What sets Kierland apart
Six things that make this community behave differently from everything north of it.
The magic zip code
Much of Kierland sits in 85254, where you get a Scottsdale mailing address with City of Phoenix taxes and services. It is one of the most misunderstood details in the Valley, and it is worth real money.
Built for lock-and-leave
Gated condo communities like Kierland Greens, townhomes, and the Optima Kierland high-rise towers make this the easiest place in North Scottsdale to own a second home.
Walk to everything
Kierland Commons and Scottsdale Quarter are a walk or a short bike ride from most of the community. Almost nowhere else in North Scottsdale can say that.
A resort at the center
The Westin Kierland Resort and Spa anchors the community, and its restaurants, spa, and events are effectively neighborhood amenities.
Public golf, three nines
Kierland Golf Club is a Troon-managed public course with three distinct nine-hole layouts by Scott Miller that you can mix and match. It is also recognized by Audubon International’s Cooperative Sanctuary Program.
Airpark and 101 access
The Scottsdale Airpark, one of the largest employment centers in the state, is just west, with the Loop 101 minutes away.
Schools
Paradise Valley Unified, not Scottsdale Unified.
Like Grayhawk, Kierland sits in the Paradise Valley Unified District despite the Scottsdale address. Verify the assigned schools by exact address.
Public · In the neighborhood
Desert Springs Elementary
Sits within Kierland itself, a short walk or ride for much of the community.
Public · Paradise Valley Unified
Desert Shadows Middle School
The middle school on the Kierland path within Paradise Valley Unified.
Public · Paradise Valley Unified
Horizon High School
The designated high school for the Kierland community.
Life in Kierland
A main street, a resort, and twenty-seven holes, all within walking distance.
Kierland Commons
An open-air main-street district of boutiques, restaurants, and nightlife, and the reason people call this the most walkable corner of North Scottsdale.
Scottsdale Quarter
Just across the street, with luxury retail, a theater, and some of the best dining in the city.
Westin Kierland Resort & Spa
Kierland Golf Club
A full luxury resort inside the community, with spa, dining, and a lawn that hosts events all season.
Twenty-seven holes of Troon-managed public golf with McDowell Mountain views and a fully staffed practice facility.
Trails & parks
Hike-and-bike paths link the housing, schools, and retail across Greenway Parkway, with several community parks nearby.
Central to everything
Minutes to the Loop 101, the Scottsdale Airpark, Old Town, and Sky Harbor, without the far-north drive.
Why work with us
A Scottsdale address is not always Scottsdale.
Kierland carries two details that catch buyers out. The first is the 85254 line, a Scottsdale address does not always mean the City of Scottsdale, and it changes your taxes, your city services, and your school district. The second is that this is a condo and HOA market, so rental restrictions, reserve studies, and building assessments matter more here than almost anywhere else in North Scottsdale.

We read those documents before you write an offer, not after. And on the sell side, we know how to market a lock-and-leave to the second-home and investor buyers who actually shop this community.
