The overview
The most exclusive town in Arizona.
Paradise Valley is unlike anywhere else in the state. Incorporated in 1961 to protect its low-density character, the entire town is zoned for a one-acre minimum lot size, with no commercial development, its own police department, and streets that wind between Camelback Mountain, Mummy Mountain, and the Phoenix Mountain Preserve.
The result is roughly 5,800 households living on estate-sized parcels, minutes from Old Town Scottsdale and the Biltmore, yet worlds apart in feel. Demand is driven heavily by out-of-state buyers relocating from higher-tax states, many of them paying cash, which has kept the top of the market resilient even as the rest of the Valley cools.
