North Scottsdale’s Backyard Is About to Change Forever


If you live in North Scottsdale, there’s a pocket of North Phoenix right in your backyard—and a lot is happening there right now.


The corridor along the Loop 101 has quietly become one of the most competitive land markets in the entire country. And it’s not just talk—this is Arizona State Trust Land being sold through public auction, meaning every parcel is drawing serious attention, big money, and long-term vision.


What’s being built here is set to completely reshape this stretch of the Valley.



The Arizona Cardinals Development


One of the biggest headlines: 217 acres were purchased by the Arizona Cardinals for $136 million.


They’ve already broken ground on a brand new $100 million headquarters and practice facility. But that’s only part of the story.


The remaining 170 acres? That’s being transformed into a full mixed-use district—think corporate offices, retail, and residential all in one integrated environment. This isn’t just a training facility—it’s the foundation for an entirely new hub of activity.



A New Residential Opportunity Near JW Marriott


Right next to the JW Marriott Desert Ridge, a 52-acre parcel recently sold to Khab Homes for $71 million—nearly double the opening bid.


While official plans haven’t been released yet, all signs point toward a residential community. Given the location, expect something that complements the resort lifestyle—high-end housing in one of the most desirable pockets of North Phoenix.



The Next Big Auction: 294 Acres


And it’s not slowing down.


Another 294 acres are heading to auction on April 30th, located directly across from Desert Ridge Marketplace. The land is already zoned for multi-family residential, with an opening bid of $108 million.


Depending on who wins, the outcome could look a bit different:

  • A homebuilder could bring townhomes and condos

  • A multi-family developer could deliver large-scale apartment communities

Either way, more housing is coming—and at scale.



What This Means for Scottsdale Residents


This entire area north of the 101 is being completely reimagined.

For Scottsdale residents, this isn’t some far-off development—it’s right next door. New jobs, new housing, new retail, and new lifestyle options are all on the way. And with that typically comes increased demand, more traffic, and rising property values across surrounding areas.
