The overview
Rural charm, right in the middle of the city.
Cactus Corridor, sometimes called the Shea Corridor, sits in the geographic heart of Scottsdale, roughly north of Shea, east of Tatum, south of Thunderbird, and west of Frank Lloyd Wright. It started in the 1940s as horse country, and residents fought to protect that character, so low-density zoning and multi-use trails still define it today.
The result is something rare: a rural, spacious feel in the middle of the city. You’ll find acre-plus lots, mature landscaping, and mostly non-HOA neighborhoods, with homes that run from original 1970s ranches ripe for renovation to brand-new custom estates. It draws move-up buyers, families, and anyone who wants a Scottsdale address with room to breathe.
The Cactus Corridor difference
Why buyers trade a smaller, newer lot elsewhere for space and freedom here.
Large lots
Acre-plus parcels are common here, rare for a location this central. Room for a casita, a pool, an RV gate, or all three.
No-HOA freedom
Much of the corridor is non-HOA, so you can build, park, and design on your own terms.
Equestrian heritage
Born in the 1940s as horse country, with multi-use trails still woven through the neighborhoods today.
Ranch to estate
Everything from 1970s ranch homes with remodel upside to brand-new custom estates north of $8M.

Why work with us
We know the corridor, pocket by pocket.
Cactus Corridor rewards local knowledge more than almost any area in Scottsdale. Septic versus sewer, flood zones that shift block to block, remodel scope on an older home, and the true value of a big lot, these are the things that make or break a deal here.
Whether you’re buying a fixer to make your own or selling a custom estate, we know the pockets, the trails, and the buyers, and we market the space and freedom this corridor is known for.
